    • Melamine polishes on both sides and designer hardware of reputed make shall be done.
  • Bedroom doors will be made of teak wood frame with teak veneer panelled shutters and designer hardware of reputed make.
  • Toilets/ Balconies & Terrace doors will be made of teak wood frame. Shutters will have teak veneer panelled on one side and PU coated (for complete length) on other side.
  • Frameless glass partition shall be provided in master bedroom toilet.
  • Wooden texture wrapped UPVC Windows with glass panels & UPVC Ventilators will be provided.

 

Painting Finishes

  • All internal walls will be coated with smooth putty and finished with ICI / Asian plastic emulsion paint – Royal / velvet finish.
  • All external walls will be finished with ICI/Asian/Equivalent paint.
  • Ceilings will be finished with OBD.
  • Doors will have wood polish internally.
  • M.S. grills with enamel paint aesthetically designed & fixed to wall.

 

Electrical

  • Three-phase supply with concealed wiring will be provided. However the services connection shall be from BESCOM based on the rules and regulations at the time of energizing the complex.
  • Separate meter will be provided for each villa, and the main board will be located outside the villa at the suitable place suggested by architects.
  • All switches will be of ELOKA / PHILIPS / LEGRAND / ANCHOR ROMA / MK / KUNDAN / GM or equivalent make.
  • All switches (in living room & bedrooms) shall have remote control.
  • A/C provision with electrification will be provided in all bedrooms.
  • 15A plug points will be provided for refrigerator, washing machine.
  • Exhaust fan provision for kitchen and toilets will be provided.
  • The wiring for 5Amps points will be of 1.5sqmm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5sqmm rating adequate for equipments of capacity of 1500W. AC wiring will be of 4sqmm which can take up a capacity of 2 Tones.
  • Power back up for the minimum essential points in villa and Automatic change over (EB/DG) will be provided.
  • Provision for internet in the study, bedrooms, Wi-Fi connectivity across villa.

 

TV and Telephone Cable

  • Concealed TV and Telephone points will be provided in Living and all bedrooms.
  • The cables for TV and Telephone will be provided from a common junction point.

 

OPTIONAL FACILITIES

  • Video door phone, finger print digital, centralized vacuum cleaner, cameras will be provided on EXTRA COST.
  • All room lights and fans controlled by I-POD / MOBILE / INTERNET on EXTRA COST.

  • All plumbing CP fittings of superior brand like KOHLER will be provided.
  • All toilets shall have designer type counter washbasin with (hot & cold water) mixer.
  • Single lever HI – FLOW diverter of KOHLER make of hot & cold mixer with over head shower will be provided in the toilets.
  • High quality concealed flush cistern of GEBRIT make for WCs.
  • Frosted glass partition in master bedroom toilet (excluding the shower area) shall be provided.
  • Hot water provisions shall be provided in all toilets and kitchen through a common 15Amps point (for geyser/solar water heater) placed at terrace.
